Good Shepherd Square blessed from above
By Kevin Werner, News Staff
Its an oasis for seniors, a secure environment for women have domestic troubles, and security for children in need of help.
This has solved my housing problems, so Im able to shine, Cass Henry, 32, told the assembled politicians, religious officials, and city staff as they gathered under cloudy skies Sept 14 to open the Good Shepherd Square on King Street.
Along with her daughter, Kayla, 8, who has moved 15 times in her short life, Henry has battled bed bugs, oppressive landlords, and moldy apartments, in her search for a proper place to live. Kayla, says Henry, calls her new home forever home.
Its the perfect location, said Henry, who moved in July 1. It is life-changing. Now we are filled up with hope and promise.
The $15.5 million, 156-unit project, located between Pearl and Ray streets, contains a compact courtyard with benches, trees, and grass, with an elegant archway from theKing Streetentrance. It is surrounded by the 84-unit Bishop Tonnos Seniors Apartments, the 72-unit Nora Vos Apartments, the Wentges Family Centre for Women and Children, the 20-bed womens emergency shelter Marys Place, and the 40-unit Martha House.
This is a wonderful place to build something better for the community, said Brother Richard MacPhee, executive director of Good Shepherd.
The project had been 10 years in the making, that spanned four mayors and two bishops, said Mayor Bob Bratina.
A lot of things had to happen, said Bratina, noting the project had originally been targeted for the King and Wellington. Its absolutely brilliant how it came about.
Yes we have poverty, yes we have needs. But we are addressing them, he said.

The difference a renovation can make
The space is about the size of a large storage locker, located at the end of a hallway with dirty, scuff-marked walls, and part of the entry door is boarded up.
But to Wayne Gaskin, it is a room of his own and he is happy to have it.
Gaskin, 45, is a resident of the Hazelwood, a 100-year-old building on East Hastings used by BC Housing as subsidized single-room accommodation for low-income clients. It is one of 13 such buildings scheduled to be renovated in the coming months at a cost of $116 million - $87 million of which will come from the province and $29 million from the federal government.
Inside, the hallways are well lit by the bare fluorescent bulbs in the ceiling and the space is well ventilated, although a mildly acidic smell can be detected in places. Several wooden door frames on one floor are damaged, particularly around the knobs, and a few doors are boarded up with plywood.
The age of the building is one factor that makes repairs there challenging and expensive, said Elizabeth Hardy, program manager at the Hazelwood, which is run by Atira Property Management. There are 110 units in the building, and the aging pipes were not designed to deal with that kind of volume, Hardy explained.
Backed-up toilets or showers cause flooding about once a month, and maintenance teams have to break down asbestos-containing walls in order to get at the pipes, which is both time-consuming and costly.
There is also damage inflicted by the tenants themselves, some of whom don't have the ability to keep a room in working order due to mental health challenges, Hardy said. In one recently vacated room that measured about 10 feet by 12 feet and contained a closet and a sink, the grey tile floors were covered with paint and old chewing gum, the baseboard heater had been pulled out of the wall, and wires dangled from where light fixtures had once been.
Pest control reports obtained by The Vancouver Sun also indicate that insects have been a persistent problem at the Hazelwood. A report dated Aug. 30, 2012 indicated that 31 of the 110 units contained live bed bugs. Several of the affected units had been identified by contractor Bugs Be Gone as being infested as far back as May 2011.
Hardy described pest control as an "ongoing challenge" experienced by operators of all single-room occupancy hotels in Vancouver. There are times when pest control companies are refused entry to the rooms by tenants or can't enter because the rooms are too cluttered, she said.
Even with all its problems, Gaskin said he much prefers the Hazelwood to his previous accommodation in homeless shelters. Small as the room is, it is his own space, with a television and a door that locks, he said.

Talbot House Battling Bedbugs
Published: Friday, September 14, 2012 at 11:14 p.m. Last Modified: Friday, September 14, 2012 at 11:14 p.m.
LAKELAND | The Talbot House has some unwanted guests.
For four months, the downtown homeless shelter has waged an expensive battle against bedbugs, blood-sucking insects known for stubborn infestations that are on the rise nationwide.
Ramon Castillo Jr., 52, said he woke on a shelter bunk this week and found the bugs crawling near his feet.
"I just got so disgusted," he said. "I wiped them off the bed and crushed them."
Because of the increase in bedbugs elsewhere, the Talbot House staff thinks homeless clients who occasionally stay in hotels may have unknowingly carried the bugs to the shelter in their belongings, said Scott Thomas, the shelter's development director.
The insects are isolated to beds in a busy area of the shelter where homeless people can get a last-minute place for the night. The number of beds affected is in constant flux, Thomas said, but it's usually contained to 10 to 16 in an area for men.
Bedbugs aren't known for carrying or spreading disease, but they can cause rashes and skin infections, said Dr. Daniel Haight, Polk County Health Department director.
The Talbot House has a free medical facility where it can treat bites.
David Gilbertson, 34, who said he has stayed at the shelter, thinks the pock marks dotting his hands and back are from the insects. He has chosen to sleep outside until the shelter kills the bugs.
